WOM (Word of Mouth) &#8211; this method doesn&#8217;t cost anything! Tell absolutely everybody what you do. You&#8217;ll be surprised how effective this really is!<br />2. Look in your newspaper under the property classifieds section. There are always many homeowners looking to sell privately.<br />3. Check out private house selling websites. On these sites you can normally contact the seller directly either through email or telephone.<br />4. Drop a note through properties that have been on the market for a while in your neighbourhood. The note should be brief and ask the seller if they would consider a private sale.<br />5. Contact Estate Agents and build a relationship with them. Explain to them the types of people you help and the areas you are interested in.<br />6. Place a Classified Advert in your local newspaper. This strategy is great for attracting sellers. Typical costs vary depending on size but for a lineage ad. However expect to pay between ?1.00- ?1.50 per word<br />7. Leaflet Drops. This strategy works brilliantly. It can also be cheap if you deliver the leaflets yourself however this takes a lot of time. You should expect to spend one hour delivering 200-250 leaflets.
<p>One tip is to always test and measure new variations of your marketing to improve and ultimately achieve better results. One way you can do this is to place a code on your marketing material such as your leaflets and ask the caller to quote it to you.<br />

<p>In each transaction there are three parties:
<p>1. The original seller of the property <br />2. The investor <br />3. The hungry motivated buyer
<p>First, let&#8217;s look at why an investor would get involved in this type of transaction.
<p>1. The investor can buy and control a property for a nominal sum (as little as £1 plus legal fees)
<p>2. Investor does not need to obtain finance/mortgage to buy the property
<p>3. Investor doesn&#8217;t have to get involved with the hassles of maintenance issues and can pass these directly on to the tenant buyer
<p>4. Investor receives a large lump sum at the start of each transaction as commitment money from a tenant buyer

			<content:encoded><![CDATA[<p>It must be Budget time, the Government has been out in force trying to Strengthen their credentials towards the battlers and bashing the “Rich” end of town!<br />This week we have seen the scarecrows come out of Canberra with the “rumour” about the imminent possible demise of Negative Gearing and the abolition of Stamp Duty……. stay put: replaced by an increase and widening of land tax and the imposition of a 4% levy (read Tax) on all investment properties!! <br />( Wasn’t something like this imposed and then scrapped in NSW o few years ago?)
<p>I am quite sure that it’s only scaremongering by the Government, to prepare us for milder bad news on budget night. Nevertheless news like these, don’t infuse confidence on any investor or home buyer!! <br />In the past couple of weeks we have all seen the average figures for properties across Australia, they all have a common denominator: House prices are decreasing, at different levels in different areas, rents are up and rising. ( the Forecast is for a 7% jump this year…) This tells me that we don’t have sufficient stock of rental properties available. And Mr Swan wants to take away one of the incentive to investment properties? Either he lives in LaLa Land or he has been totally misguided by the mandarin of his department!<br />It could be construed that the government is actively trying to force a downturn in the Real Estate Market,( Keep interest rates at bay?) if the Government is really serious about the mooted changes and therefore an increase in tax take from the property industry we will see a further shortage of rental properties and ultimately an increase in rents that will be borne by the people that least can afford it and contrary to the stated Labor aim of cheaper housing!!<br />Maybe it’s only me, every time that interest rates go up rents go up, wages go up, inflation goes up and we start again…. The same with taxes and charges, if the landlord cannot repay his/her mortgage because the government is taking more and more out of the pay packet and out of the investment, rents will go up! The changes that the Government is thinking of introducing, including the carbon tax, will be born entirely by the renters!!<br />It is pleasing to see that the industry is coming out in force to condemn such moves and has been urging the Federal Government, to retain the existing incentives for investors. Taxing the family home, talks of Death Duty, increases or a broadening in land tax are going to exacerbate the flight from property investment !! </p>

Now I’m going to take you through the necessary steps of getting the word out that your business is now open and ready to start servicing the world.<br />Remember that it’s not going to take you years to turn a profit. If you put your education to action, then you will most likely turn a profit your first few months.
<p>Marketing is what’s going to decide how successful your business is going to be.
<p>1. If you have the available funding, you can hire somebody to do marketing for you around town but this starts with bandit signs. You can blanket the city with signs that your either looking for cash buyers, or use phantom marketing which I recently did an ezine article about. Pay someone to put these signs out for you and you can spend your time doing something else more productive for your business. You can put out bandit signs for motivated sellers but I havn’t had much success with these as of lately but I live in a extremely competitive market.
<p>2. Putting out flyers and business cards for motivated sellers in laundrymats, movie theaters, fast food joints etc. This should have you motivated seller number (which should be a toll free number with a 24/7 voicemail so you can screen callers)
<p>3. Setting up a website for all leads (cash buyers, sellers) is important and also, not expensive at all. You can get your site name and everything for between $5 to $10 per month. Site name is only between $2 to $15 per year.
<p>4. Now that you have a website, You need to set up an auto responder for your cash buyers. There are services that are free but the ones that cost are a lot more advanced and offer some great services. This is a way for you to stay connected with your sign ups when they join your list. It will periodically send them a message automatically according to the times you set.
<p>5. Get involved in social media. I know all this facebook and internet stuff and be overwhelming but it’s good to be on there. I picked up a buyer on facebook recently just from posting that I sell properties. <br />That’s about it my friend. Now your practically ready to start wholesaling. That’s all you need for the business part. Now you need to put some action forward and use the knowledge you’ve acquired and get some homes under contract and find some cash buyers.

<p>I work with a lot of real estate investors. One person, who has been exteremly successful, has shared with me his 5 real estate investing secrets explained.
<p>1) Make sure that your primary residence is not an investment; it is primarily a place for your family to live. A home offers tax benefits. If financed correctly, it is a hedge against inflation (more on this another day soon) and can provide some long term capital appreciation; but an investment last. Thus you are less affected to short term fluctuations in the market.
<p>2) A rental property must be rented or it can be a very expensive, thus not very profitable investment. He teaches people to own rental properties in places where there are young professionals, a college town, or in an apartment community where there is an on-site leasing and management office with a excellent &#8220;low vacancy&#8221; record. Some communities are even offering some form of rent guarantee. Don&#8217;t buy a large home, with a big mortgage, to rent to families. These can be difficult to rent, and costly if vacant.
<p>3) Speculative real estate Investing has to be done prudently, with a different type of real estate than completed single family homes in your &#8220;backyard&#8221;. Commercial real estate (you don&#8217;t have to be rich) with tenants in a great place to start that will keep you diversified and offers income to pay for your monthly mortgage.
<p>4)Learn to say &#8220;NO&#8221; to tenants, no exceptions if they break any condition of the rental agreement.
<p>5)If you are going to invest your hard earned money -STUDY the Tenant act in your province,join a landlords club. Because ignorance of law is no excuse.
<p>Real Estate can be enriching in more ways than one; but it must be done in a diversified manner and must be financed correctly or what goes up can come down much faster.
